PAT TESTING FOR LANDLORDS
Portable Appliance Testing (PAT) is the checking of the safety of portable electrical appliances in your property. Confusingly, portable appliances include stationary equipment like fridges and washing machines, as well as things like TVs, kettles and space heaters.
HOW OFTEN DO I NEED TO INSPECT MY PORTABLE ELECTRICAL APPLIANCES?
As a landlord, your duty is to ensure the safety of the electrical appliance in your property. There is no legal requirement to do a PAT test periodically unless your property is a House in Multiple Occupancy, but doing one is a great way to meet your legal obligations and keep your tenants safe.
HOUSES IN MULTIPLE OCCUPANCY (HMO) AND
PAT TESTING
If you are the landlord of an HMO, then the law around electrical safety is different for you. If your property is classified as an HMO then an annual PAT is legally required. It must cover all appliances in the property.
ELECTRICAL INSTALLATION CONDITION REPORT
(EICR) FOR LANDLORDS
Your EICR should be carried out by an accredited electrician. The inspection will check the condition of your property’s wiring, look for wear & tear and see if your property’s electrical installations pose any risks or fire hazards. All electricians at VCO are registered with either NICEIC or NAPIT
HOW OFTEN DO I NEED TO CARRY OUT A
CONDITION REPORT?
As a landlord, your duty is to ensure the safety of the electrical infrastructure of your property every 5 years or when advised by an electrician. ,

EICR TESTING
If you are the landlord of an HMO, then you must carry out an Electrical Installation Condition Report every five years. This will reveal any defective electrical work, identify fire hazards and check if any circuits are overloaded and dangerous.

TENANTS SERVICES
