YOUR DUTIES AS A LANDLORD

For the majority of landlords, no change in behaviour will be required following the introduction of the Regulations in 2020 that make it a legal requirement to have an EICR within their Rental property.
 
An EICR is required on all tenanted properties, this must be renewed every 5 years to stay compliant with British standards.In the event of a failed EICR with tenants already living in the property, you have 28 days to rectify.

PAT TESTING FOR LANDLORDS

Portable Appliance Testing (PAT) is the checking of the safety of portable electrical appliances in your property. Confusingly, portable appliances include stationary equipment like fridges and washing machines, as well as things like TVs, kettles and space heaters.

HOW OFTEN DO I NEED TO INSPECT MY PORTABLE ELECTRICAL APPLIANCES?

As a landlord, your duty is to ensure the safety of the electrical appliance in your property. There is no legal requirement to do a PAT test periodically unless your property is a House in Multiple Occupancy, but doing one is a great way to meet your legal obligations and keep your tenants safe.

HOUSES IN MULTIPLE OCCUPANCY (HMO) AND
PAT TESTING

If you are the landlord of an HMO, then the law around electrical safety is different for you. If your property is classified as an HMO then an annual PAT is legally required. It must cover all appliances in the property.

ELECTRICAL INSTALLATION CONDITION REPORT
(EICR) FOR LANDLORDS

Your EICR should be carried out by an accredited electrician. The inspection will check the condition of your property’s wiring, look for wear & tear and see if your property’s electrical installations pose any risks or fire hazards. All electricians at VCO are registered with either NICEIC or NAPIT

CONDITION REPORT?

As a landlord, your duty is to ensure the safety of the electrical infrastructure of your property every 5 years or when advised by an electrician. ,

HOUSES IN MULTIPLE OCCUPANCY (HMO) AND
EICR TESTING

If you are the landlord of an HMO, then you must carry out an Electrical Installation Condition Report every five years. This will reveal any defective electrical work, identify fire hazards and check if any circuits are overloaded and dangerous.

It’s very common for tenants to inspect any fixtures and sockets themselves before agreeing to let a property, and knowing that you have nothing to hide before they undertake these tests will take a weight off your shoulders.

It is also vital that you ensure that your relationship with tenants is one of mutual understanding. This means that when there are any electrical issues within the home, your tenants will feel comfortable raising them with you without concerns about how it’ll impact them. Ensure that they are aware that they must report any and all electrical faults as soon as possible so that they can be seen to.

LANDLORD CHECKLIST

ENSURE THAT ALL FUSES ARE OF THE CORRECT TYPE AND RATING.

ENSURE THAT FLEXES ARE IN GOOD ORDER AND PROPERLY ATTACHED TO APPLIANCES AND PLUGS.

MAKE A NOTE OF ALL FUSE RATINGS ON THE INVENTORY.

ENSURE THAT PLUGS AND SOCKETS CONFORM TO BS1363 OR BS1363/A FOR HEAVY DUTY USES.

ENSURE THAT OPERATING INSTRUCTIONS AND SAFETY WARNING NOTICES ARE SUPPLIED WITH THE APPLIANCES.

ENSURE THAT EARTH TAGS ARE IN PLACE.

MAKE SURE APPLIANCES SUPPLIED ARE COMPLETE AND IN WORKING ORDER – KEEP PURCHASE RECEIPTS.

ENSURE THAT PLUGS ARE OF AN APPROVED TYPE WITH SLEEVED LIVE AND NEUTRAL PINS.

PAY PARTICULAR ATTENTION TO SECOND HAND EQUIPMENT – ALWAYS HAVE THESE ITEMS CHECKED.

MAKE SURE THAT TENANTS KNOW THE LOCATION OF AND HAVE ACCESS TO THE MAIN CONSUMER UNIT, FUSES AND ISOLATOR SWITCH.
